Objective

The objective of this project was to complete the shell and core works and deliver a CAT A finish for 1 Dane's Yard, a five-storey commercial office on the Sugar House Island development in Bow. As the landlord's first UK property available to let, the aim was to create an attractive space ready to compete in the London office rental market.

Approach

Copper Projects was appointed by Vastint UK to work on this project. We completed the installation of raised accessible floor panels, ceiling-mounted Mitsubishi fan coil units, and Dyson air blades in the bathrooms. Other features included suspended DALI controlled light fittings, floor and wall tiling to WCs and lobbies, and roller blinds to the perimeter windows. The installation was completed within ten weeks, once the specification was confirmed, allowing the landlord to open the space to prospective tenants for viewings.

Result

The finished office space at 1 Dane's Yard provides an attractive and flexible working environment for tenants. Exposed floor plates, large windows, and high ceilings preserve the look and feel of the once industrial area, while the cross-laminated timber (CLT) frame has many benefits including the effective weight-to-strength ratio, low carbon footprint, and excellent thermal efficiency. The office space includes full access raised floors, exposed ceilings, a new lift, new screed and tiles finish to landlord areas, unisex WCs with a wheelchair-accessible WC on every floor, and a new M&E system including public health, air conditioning system, heat recovery ventilation, small power, LED lighting system, access control, and fire alarm. The quality and speed at which the project was completed allowed Copper Projects to be appointed to work on a further six buildings within the development.
