Vastint UK asked Copper Projects to complete shell & core works and deliver a CAT A finish for 1 Dane’s Yard, Sugar House Island in Bow London. As the landlord's first UK property available to let, it was essential to develop an attractive space ready to compete in the London office rental market.
We wanted to promote the original architectural features of the industrial area by using exposed floor plates, large windows, and high ceilings. We chose cross-laminated timber for the building frame, which is a precision-engineered material and relatively new practise for the construction industry. There are numerous benefits to using CLT, including the effective weight-to-strength ratio, low carbon footprint and speed and ease of construction.
Raised accessible floor panels installed provide future tenants with the flexibility needed to set up their infrastructure with ease. Ceiling-mounted Mitsubishi fan coil units regulate all floors with zonal controlling, and Dyson air blades operate in the bathrooms. Other features include suspended DALI controlled light fittings, floor and wall tiling to WC’s and lobbies and roller blinds to the perimeter windows.
Once the specification was confirmed, the installation was completed within 19 weeks allowing the landlord to open the space to prospective tenants for viewings.
The high-quality of this CAT A project and speed we were able to finish meant Copper Projects were appointed to work on a further six buildings within the development. With our knowledge of the building's architecture and services, we are looking forward to helping new tenants at 1 Dane’s Yard achieve a cost-effective and uniquely personal Cat B fit-out.
